Records Requests
Unit owners may inspect or obtain copies of association books and records under Texas Property Code §§ 82.114 and 82.1141.
How to submit a request
- Submit a written request signed by the unit owner (or by the owner’s agent, attorney or certified public accountant designated in a writing signed by the owner).
- Describe the books and records you are requesting in sufficient detail.
- State whether you want to inspect the records before obtaining copies, or want the association to forward copies to you. If you want copies, say whether you prefer paper or electronic copies and where they should be sent.
- Send the request by certified mail to the mailing address shown in the association’s most recently recorded management certificate:

What happens next
On or before the 10th business day after the association receives a proper request, it will either send written notice of dates during normal business hours when the records may be inspected, or produce the requested copies — or, if more time is needed, send written notice of a later date by which the records will be provided.
Owners are responsible for the costs of compiling, producing and reproducing requested records as set out in the association’s records production and copying policy: [PLACEHOLDER: Link to adopted records production and copying policy, or “available on request”].

- Current recorded dedicatory instruments (Declaration, amendments, bylaws, rules, recorded policies) — Governing Documents

- Transfer-related fees — Fees & Transfers
Available to unit owners on written request
- Financial books and records, including budgets and financial statements
- Minutes of association and board meetings
- Contracts and other association books and records, subject to the exceptions below
Not posted, and generally not available to other owners
Under Texas Property Code § 82.1141, the association is not required to release, and this website does not publish, the following unless the affected owner gives written approval or a court orders release:
- An individual owner’s violation history
- An individual owner’s personal financial information, including account and payment records
- An individual owner’s contact information other than the owner’s address
- Information related to an employee of the association, including personnel files
Attorney files and attorney-client privileged communications are not association records subject to inspection. Information may be released in a form that does not identify an individual owner.
